If you are planning to build this year, material prices are the first thing to understand. Here is a short update on where the market stands in October 2026 and what it means for your budget.
Material prices

- Cement: see the live market rates below for current 50 kg bag prices in Pakistan and Multan. Prices are about 8% higher than a year ago, as demand has picked up.
- Steel (Grade 60 sariya): prices have moved through 2026, from about Rs 222,000 – 232,000 per ton early in the year to higher levels by mid-year. Steel follows the dollar and energy costs, so it can change week to week.
- Bricks, sand and crush: steady, with transport cost making the biggest difference between areas.
Prices change often. We confirm current dealer rates before every BOQ.
What drives costs right now
- Energy and fuel prices, which affect cement, steel and transport.
- The rupee-dollar rate, which affects steel and imported fittings.
- Seasonal demand. Building activity usually rises after the monsoon, which can firm up prices.

- Keep a 5–10% contingency for price movements.
- Buy steel and cement in planned batches when prices are stable.
- Choose a builder who shows actual bills. At HH Construct Craft, every bill is visible in your client portal, and our service fee is fixed at the start.
