Smart Finishing Choices in 2026: Tiles, Wood, Lighting and Smart-Home Basics That Add Value

Finishing is where a house either earns its money back or quietly wastes it. Trends move quickly, but value does not: the choices that hold up are the ones that stay practical after five summers of Multan heat and one family of growing children. Here is what we are recommending to clients this year, and what we are honestly steering them away from.

Floors and walls: fewer lines, better grout

The biggest shift is towards larger formats. In living areas a 60x120 slab-style tile covers more floor with fewer grout lines, which makes a room read as larger and stays easier to clean than a busy mosaic pattern. Matte and soft-satin finishes are more forgiving than high gloss: they hide dust, are less slippery when someone walks in from the lawn, and photograph better.

Spend the difference on what you cannot change later. Good grout and proper spacing, laid level and drained correctly in bathrooms, matter more than the last five percent of tile price. We have seen imported tiles fail in a badly waterproofed bathroom, and local tiles look excellent for years when the substrate was done properly.

Use accent materials deliberately — one feature wall in a bedroom, marble only at the washbasin counter, a stone strip at the entrance. Whole-house marble is a maintenance decision as much as a design one.

Wood: the joints matter more than the species

On doors, wardrobes and kitchen carcasses, the honest difference between average and excellent work is rarely the expensive veneer. It is whether the frame is straight, the joints are tight, the hinges are rated for the door weight, and the wood was dried before it was cut.

For kitchens and wardrobes, a properly sealed MDF carcass with moisture-resistant edging often lasts longer in a humid Multan kitchen than under-cured solid wood. Solid wood belongs where you touch it: door shutters, handles, a visible ledge. Paint finish or veneer is a taste choice — polish shows scratches sooner, matte finishes hide them.

One practical note: decide wardrobe and kitchen layouts before plaster, because the electrical points, drain positions and even the floor level should follow the joinery plan, not the other way round.

Lighting: three layers, one colour temperature

The most common finishing regret we hear is a room with a single bright ceiling light. Lighting works in layers: general light for the room, task light where you work (kitchen counters, study, washbasin), and accent light for texture (wall washers, a cove, a picture light).

Keep the colour temperature consistent through the house — 3000K warm white in living and bedrooms, slightly cooler in kitchen and bathrooms. Mixing temperatures room to room is what makes a well-built house look unfinished. Plan the false ceiling around the light layout, not the reverse.

Also decide your switch and socket positions with furniture in mind. A socket behind a bed or a sofa is a socket you will never use.

Smart-home basics: wire now, decide later

You do not need a fully automated house. You do need to stop closing walls over the wrong wiring. The inexpensive basics that pay off in 2026:

  • Neutral wire at every switch box, so smart switches can be added later without breaking walls.
  • Cat-6 network points in the lounge, study and any room with a TV, plus a central point for the router where signal actually reaches upstairs.
  • CCTV and doorbell pre-wiring at the gate, entrance and driveway.
  • Separate circuits for heavy loads — air conditioners, kitchen appliances, water pump — with a proper distribution board and surge protection.
  • Space for a UPS or inverter near the board, with ventilation, planned before carpentry, not after.

None of this is expensive at grey stage. All of it is expensive after paint.

What we would skip for now

Trend-driven wall panelling everywhere, smart features you will not maintain, and decorative lighting on a single circuit you cannot dim. Buy quality where it is permanent — waterproofing, wiring, plumbing, structural hardware — and stay modest on what a future owner can change in a weekend.

Finishing decisions are easier when someone who has handed over houses in this city sits with your drawings and your budget. If you would like that conversation, book a consultation and we will go room by room with you.
